Fire escape regulations for bedroom windows

  • All windows (Dormer, Velux roof lights) must have a minimum clear opening of 0.33m².
  • Recommended shape and size of clear opening is 500 x 800mm.
  • Bottom of window should be 800 – 1000mm above floor level.
  • Maximum distance to the eaves from the bottome of a roof light, should be 1.7m or 1700mm.
  • No lockable fasteners should be fitted.
  • There should be no glass beneath the fire escape.
  • The roof must be structurally strong enough to hold a person.
