Types of Planning Permission
- Full => Build a specific at a specific location (building plans have been submitted and approved)
- Outline => Build a building at a specific location (no plans created for a building but location has passed a Percolation Test)
- Approval => *Permission subsequent to Outline Permission* Details of a specific building with Outline Planning Permission
- Retention => Permission to keep a building which was built without planning permission
Documentation (Full Planning Permission)
*Important for Ordinary Level, especially the map ratios*
There are also six copies of each document produced for legal reasons, e.g. County Council, reference for builders, personal copy, etc.
Site Location Map (Ordnance Survey)
- Site outlined in red
- Map ratio 1:1,250
Site Layout Plan
- Shows position of all buildings (proposed and existing), boundaries, services (water, sewage, etc.), features (lakes, rivers)
- Also shows the sizes and distances
- Map ratio 1:500 or 1:100
Plan (sectional plan)
- Label rooms and services
- Separate plans for each floor
- Show North arrow
- Map ratio 1:100, 1:50 (shows all interior details and sizes)
Elevations
- Shows North, South, East, West
- Details the outside of the building and what will will look like from all sides
- Map ratio 1:50
Vertical Section
- Details the construction of the building, (floors, walls, roof, etc.)
- Map ratio 1:50
Contiguous Elevation
- Front elevation of the building showing the buildings or features to the left and right
- Map ratio 1:100
Tree Survey
- Surveyors record the number, species, size and postion of trees on the site.
Drainage Tests
- Specialists carry out a Percolation Test and submits the results to the planning office.
List of Specifications
- Detailed account of all materials, construction techniques, health and safety standards.
- Engineers report conditions for certain types of foundations.
Site Notice
- A4 sized notice on the site detailing the planning permission and what they wish to build.
- Must be seen from public roadside
Newspaper Notice
- Local or national newpaper
- Three copies must be sent, whole page, including newspaper name and date
